Aberdeen, a UK-based global investment company, manages a portfolio of real estate assets in its role as the UKRF property manager. When the tenant of a 25,000 square foot industrial unit in a development managed by Aberdeen went into administration and gave up possession of the lease, the property manager used this opportunity to implement an ESG-focused refurbishment, which included:

  • A new roof (to replace an asbestos roof) with enhanced insulation
  • Roof lights and energy efficient lighting
  • PV panels for solar generated electricity
  • EV charging for cars and bike stores with shower/changing facilities for low carbon travel
  • All-electric heating in the office areas and LED lighting throughout.

With the property now vacated by the previous tenant, Aberdeen arranged to sell all the leftover fixtures and fittings and donated the proceeds to a children’s charity.

The overall result delivered a building to the highest energy performance standard EPC A+, and one that follows BREEAM1 methodology for the built environment and infrastructure. It also demonstrates a positive case of recycling/re-using, avoiding unnecessary landfill as well as supporting a local charitable cause, all of which helps to meet the Trustee’s environmental and social aims for the UKRF.
